A student housing development in Kingston, Ontario, has been named the sole recipient of the 2026 Canada Green Building Council Inspiring Home Award, recognised as the city's first CAGBC Zero-Carbon Designed residential building. Called GEOpark and located at 485 Albert Street, the project was developed by Podium alongside institutional partners Vestcor, OPTrust, Secure Capital and Blue Vista Capital Management. The national award was presented in June at the CAGBC Building Lasting Change Conference in recognition of the building's sustainable design, energy efficiency and occupant wellness.
The Inspiring Home Award is given annually to what the council identifies as Canada's most energy-efficient, high-impact built environments, along with the teams behind them. GEOpark was the only project to receive the honour this year, singled out for achievement in sustainable Canadian residential design. It was accepted on stage by members of the project team from ENFORM Architects, Lemay and Podium.
The Zero-Carbon Designed distinction is the substantive marker behind the award. It is a CAGBC certification indicating a building has been designed to meet the council's standard for zero operational carbon, and GEOpark is the first residential building in Kingston to achieve it. That designation is what separates the recognition from a purely aesthetic or general sustainability accolade.

The project is positioned as a proof of concept for combining high-performance, zero-carbon design with modern student housing. It responds to the City of Kingston's declared climate emergency while addressing housing demand near Queen's University, pairing an environmental goal with a practical local need.
CAGBC President and Chief Executive Thomas Mueller said the projects and leaders receiving the council's awards demonstrated how a commitment to sustainability drives industry innovation and strong performance that translates into business benefits. Podium's director of development, Christian Petersen, called the recognition validation that high-performance, zero-carbon design is achievable within a modern student housing context.
